Most people who consider building start with a figure in their head that leaves out half the cost. They ask the price per square metre, multiply it by the floor area and settle on that number. Then come the professional fees, the licence, the ICIO construction tax, the utility connections, the compulsory insurance, the notary and the VAT — and the budget ends up 30% to 45% above what was expected.
This tool does the full sum. It asks about the area, the floor space, the number of storeys, the level of finish, the state of the plot and the available connections, and returns the total outlay with a breakdown of every item and the specific points where your project could drift.
The starting prices are contract prices: what the builder invoices, with their overheads and profit already inside. They are adjusted for area, for floor space — building 80 m² costs more per metre than building 300 — for the number of storeys and for the slope of the plot.
From that figure the calculator derives the professional fees, the ICIO and the licence fee, the insurance and the AJD stamp duty, each on the base that legally corresponds to it. Finally it adds a contingency of 5% to 9%, which is the item almost nobody sets aside and the one that keeps a build from stopping.
It includes the full outlay of the build: contract works, VAT, professional fees, municipal licence and ICIO, insurance, utility connections, notary, land registry and AJD stamp duty, plus a recommended contingency. It does not include the price of the plot, which is entered separately, nor furniture, nor the financing costs of the mortgage beyond the arrangement fees.
No. It is a starting orientation based on market contract prices in eastern Andalusia and Murcia. A real quotation requires a design, measurements and builders' tenders. The calculator tells you whether your idea fits your budget before you spend money on a design.
Because any single figure at this stage would be false. Two houses of the same floor area can differ by 40% depending on the shape of the plot, the slope, the structural complexity and the number of bathrooms. The range reflects that real spread: the low scenario assumes everything goes reasonably well, the high one that the usual complications appear.
Labour, mainly. On the western Costa del Sol, sustained demand has tightened the market for trades and a good one chooses who to work for. Also relevant are each town hall's licensing timescales, which cost money in finance charges and price revisions, and the logistics of remote plots.
The contract price is what the builder invoices you, with their overheads and profit already included. It is what you sign in private work. The PEM — presupuesto de ejecución material — is that figure without the margin, and it matters because it is the base on which the ICIO, the licence fee, the professional fees and the AJD stamp duty are calculated.
Yes, with thirteen distinct areas across those four provinces, from western Almería to the western Costa del Sol. Each carries its own cost coefficient and its own AJD rate.
